Roofers in UK towns and cities

Choose a town to see the roofing companies that re-roof, repair and maintain the roofs of houses, in slate, tile and other coverings. Inside each town list, buttons keep only the roofers that work on flat roofs or replace fascias and soffits. Roofing merchants and scaffolding firms that do not roof are left out.

What homeowners ask before the work starts

Does a new roof need Building Regulations approval?

Replacing a large part of a roof covering usually has to meet Building Regulations, including on insulation, while a repair to a few slates or tiles does not. In England and Wales, a roofer registered with CompetentRoofer can certify the work itself and you receive a certificate. Otherwise Building Control has to be involved before work starts. Ask which route the roofer will use, and keep the paperwork for when you sell.

What should a roofing quote include?

The materials by name, the underlay or membrane, battens, flashings, ventilation, any timber repairs and how they are priced, and how waste is taken away. It should say who provides the scaffolding and for how long, and whether a licence from the council is needed because it stands on the pavement. Ask about the guarantee on workmanship and materials, whether it is insurance-backed, and when payments fall due.

Felt, EPDM or GRP: which flat roof is right for me?

All three are widely used. Torch-on felt goes down in layers, EPDM is a single rubber sheet and GRP is a fibreglass coating laid in place. The right choice depends on the size of the roof, the details around it and whether people will walk on it. Ask the roofer why they suggest one, whether they will add insulation, which can bring in Building Regulations, and how long the guarantee lasts.

Should fascias and soffits be replaced or covered over?

Covering old timber boards with uPVC, often called capping, costs less but can hide rot. Full replacement takes the old boards off, so the rafter ends can be checked. Ask which one the quote is for, whether new gutters and roof ventilation are included, and what happens if bats are found, because bats and their roosts are protected by law and the work then has to be planned around them.

Someone knocked and said my roof needs urgent work. What should I do?

Do not agree to anything on the doorstep or pay cash up front. Doorstep traders often offer roof work after storms, sometimes for repairs that are not needed. Ask an established local roofer to look and give you a written quote. If you feel pressured or have already paid, contact Citizens Advice in England and Wales, Advice Direct Scotland or Consumerline in Northern Ireland, which can pass the case to Trading Standards.
